Preparing for your EPC

Before We Arrive

  • Please ensure access to every room, as well as to the boiler, hot water cylinder (if applicable), and the loft.

  • We also need access to both the electricity and (if applicable) gas meters.

  • You don’t need to worry about access to unheated, separated garages or outbuildings — these are not included in the assessment.

  • If you have them, the following documents can help improve accuracy:

    • MCS certificates for solar panels

    • FENSA certificates or window invoices

    • Any evidence of insulation that isn’t visible (such as internal or external wall insulation)

Since the introduction of RdSAP 10 (June 2025), every window must be measured, further data must be collected and stricter evidence requirements apply — particularly for RiR(room-in-roof), glazing, insulation, ventilation and renewable systems.

During the Assessment

  • We will complete a floorplan of the entire property, including dimensions and layout.

  • Every window will now be individually measured and assessed, as required under RdSAP 10.

  • Photographs are taken throughout for audit and evidence purposes. This includes:

    • Heating systems

    • Windows and doors

    • Fireplaces, lighting, and ventilation

    • Visible insulation and any supporting documents

  • We take care to avoid including people or personal belongings wherever possible.

    These images are never shared publicly — they are stored securely and only used for compliance and auditing.

Assessments now take longer due to the extra data required. You should allow 1 to 2 hours for the visit, depending on the size and complexity of the property. A guide will have been provided when you booked.

What We Record

Energy Performance Certificates are becoming more detailed to support the UK’s transition toward net zero. During the assessment, we’ll collect data to understand the property’s energy use and heat loss.

We record:

  • Construction type and insulation of all main elements (walls, floors, roof)

  • Heat loss through windows, doors, and other openings

  • Details of main and secondary heating systems, including controls

  • Any renewable technologies such as solar panels or batteries

  • Type of lighting and number of low energy bulbs

  • Details of ventilation systems and extractor fans

This information is used to calculate your EPC rating using government-approved software.

After the Visit

Once the data is processed and validated, your EPC is lodged on the official government register.

  • We aim to submit your report same day, so you’ll usually receive your EPC result by email the next morning.

  • We aim to keep everything digital to reduce waste, but if you’d prefer a paper copy, just let us know — we’re happy to post one out.
