To help you get the most from your EPC assessment, please read the guidance below.
Before We Arrive
Ensure access to all rooms, as well as the boiler, hot water cylinder (if present), and the loft.
Provide access to both the electricity and (if applicable) gas meters.
You don’t need to prepare access to unheated, detached garages or outbuildings — these are excluded.
If available, the following documents are very helpful:
MCS certificates for solar panels or other renewables
FENSA certificates or window invoices
Evidence of insulation not visible during the survey (e.g. internal or external wall insulation)
Important update (June 2025):
Under RdSAP 10, every window must now be measured, more detailed data is collected, and stricter evidence requirements apply — particularly for room-in-roof spaces, glazing, insulation, ventilation, and renewable systems .
During the Assessment
A full floor plan of the property is drawn, including dimensions and layout.
Every window is individually measured and assessed (a new RdSAP 10 requirement).
Photographs are taken for compliance and audit purposes, including:
Heating systems and controls
Windows and doors
Fireplaces, lighting, ventilation
Visible insulation and supporting documents
We avoid including people or personal belongings wherever possible. Images are stored securely, never shared publicly, and used only for compliance.
Because of the extra RdSAP 10 data, assessments now take 1–2 hours, depending on property size and complexity.
What We Record
Your EPC captures how energy is used and lost in the home. Data recorded includes:
Construction type and insulation of walls, floors, and roof
Heat loss through windows, doors, and openings
Details of heating systems (main and secondary) and controls
Any renewable technologies (solar, batteries, etc.)
Lighting type and efficiency
Ventilation systems and extractors
This information is processed in government-approved software to generate your EPC rating.
After the Visit
Once validated, your EPC is lodged on the official government register.
We usually submit the same day, so you’ll normally receive your EPC result by email the next morning.
We keep everything digital to reduce waste, but if you’d prefer a paper copy, we’re happy to post one.
